Boyd Watterson is seeking an Assistant Vice President to assist in a growing platform of investment vehicles focused primarily on properties leased to the General Services Administration. The AVP will report to the Senior Vice President – Acquisitions in the Chicago office and will be a critical member of the acquisitions team. This candidate will have the opportunity to join a rapidly growing real estate team and to grow with the company. The candidate will be expected to provide analytical and strategic support to the acquisitions team in various capacities.
Boyd Watterson Asset Management, LLC (“Boyd Watterson”) is an SEC registered investment manager headquartered in Cleveland, Ohio with over $8.0 billion of assets under management in various fixed income, equity and real estate strategies. The real estate group within Boyd Watterson has an office in downtown Chicago and manages in excess of $2.5 billion of gross real estate assets on behalf of a variety of institutional and high net-worth individuals. The firm’s primary real estate fund invests in and manages properties leased to the federal government through the General Services Administration, making the firm one of the largest owners of government real estate in the U.S. Boyd Watterson also serves as the asset manager of a variety of other real property types on behalf of pension funds, including office, retail, multifamily, industrial, hotel and other properties, throughout the U.S.
Major Duties and Responsibilities:
Assist with sourcing and screening prospective acquisitions
Creating, adapting, and maintaining detailed ARGUS and Excel financial models
Perform detailed financial analysis and lead the due diligence process
Spearhead the preparation and writing of Investment Committee memorandums
Communicating with outside brokers and/or sellers with various deal-related requests
Working with buyer- and seller-side legal counsel in the negotiation and preparation of purchase agreements and legal due diligence
Performing special ad hoc projects and analyses
Required Education and Experience:
Bachelor’s degree, preferably in Finance, Accounting or Real Estate from a respected university
5-7 years of experience in real estate, preferably in acquisitions or development
Advanced ARGUS and Microsoft Excel skills, including proven ability to create or adapt Excel models to unique transaction characteristics, and strong knowledge of Microsoft Word and PowerPoint
Must have a working understanding of deal structures including joint ventures, preferred equity, etc.
Strong writing and communication skills with experience in writing analytical emails, presenting to senior executives, and creating, preparing, and formatting models and materials for review by senior investment professionals
Experience in a transactional role with a real estate owner or brokerage
A successful candidate must be able to balance many tasks at a given time and provide polished, accurate, and comprehensive work in a timely manner without a significant amount of direction
Intermittent domestic travel
